1. Booking & Reservations

1.1 Booking Confirmation

All bookings are confirmed upon receipt of deposit payment and written confirmation from Aurum Villas
Full payment is required 30 days prior to arrival date
Bookings made within 30 days of arrival require immediate full payment

1.2 Minimum Stay Requirements

High season (June-September): 7-night minimum stay
Low season (October-May): 3-night minimum stay
Holiday periods may require extended minimum stays

2. Check-in & Check-out

2.1 Check-in Times

Check-in: 15:00 – 23:59
Late check-in after 23:59 requires prior arrangement and may incur additional fees
Early check-in subject to availability and may incur additional charges

2.2 Check-out Times

Check-out: 07:00 – 11:00
Late check-out subject to availability and additional charges
Luggage storage available until departure transfer

2.3 Key Access & Security

Guests will receive secure key access information upon arrival
Lost keys incur replacement charges of €50

3. Cancellation Policy

3.1 Cancellation Terms

60+ days before arrival: Full refund minus €100 administrative fee
30-59 days before arrival: 50% refund of total booking value
Less than 30 days: No refund unless accommodation is re-booked
No-shows: No refund

3.2 Force Majeure

Cancellations due to government travel restrictions, natural disasters, or pandemic-related closures will be handled case-by-case with flexible rebooking options

4. Payment Terms

4.1 Accepted Payment Methods

Bank transfer, credit cards (Visa, MasterCard, American Express)
All payments in Euros (EUR)
Currency conversion fees are guest’s responsibility

4.2 Security Deposit

€500 security deposit required upon check-in
Refunded within 7 days post-departure, less any damage charges
Held via credit card authorization or cash

5. Property Rules & Policies

5.1 Occupancy Limits

Aurum 1: Maximum 6 guests (3 bedrooms)
Aurum 2: Maximum 4 guests (2 bedrooms)
Additional guests not permitted without prior arrangement

5.2 Pet Policy

Pets welcome with prior notification and approval
€25 per pet, per night cleaning fee
Guests responsible for pet damage and cleanup
Pets must be supervised and not left alone on property

5.3 Smoking Policy

Strictly no smoking indoors
Designated outdoor smoking areas available
€200 cleaning fee for violations
Fire safety regulations strictly enforced

5.4 Noise & Disturbance

Quiet hours: 22:00 – 08:00
Respectful behavior toward neighbors required
Management reserves right to terminate stay for violations

6. Safety & Security

6.1 Safety Equipment

Smoke detectors and fire extinguishers installed throughout property
First aid kit available upon request
Emergency contact numbers provided upon arrival

6.2 Pool Safety

Children must be supervised at all times
No diving permitted
Pool use at guest’s own risk
Pool hours: 07:00 – 22:00

6.3 Security Measures

Secure key access system
Property lighting and surveillance for guest safety
24-hour emergency contact available

7. Damages & Liability

7.1 Guest Responsibility

Guests liable for damages beyond normal wear and tear
Repair/replacement costs charged to security deposit
Deliberate damage may result in legal action

7.2 Property Insurance

Property covered by comprehensive insurance
Guests advised to maintain personal travel insurance
Aurum Villas not liable for guest personal property

7.3 Limitation of Liability

Maximum liability limited to total booking value
Not responsible for flight delays, weather conditions, or external factors
Force majeure events beyond our reasonable control excluded

8. Amenities & Services

8.1 Included Services

Free Wi-Fi throughout property
Complimentary parking
Airport shuttle service (scheduled)
Welcome package and local information

8.2 Additional Services

Extra cleaning: €40 per service
Grocery shopping service: €20 + cost of groceries
Tour booking assistance available
Car rental arrangements possible

9. Privacy & Data Protection

9.1 Personal Information

Guest data collected for booking and legal requirements only
Information shared with relevant authorities as required by Greek law
Data retention period: 7 years for tax purposes

9.2 Marketing Communications

Optional newsletter and promotional communications
Guests may opt-out at any time

10. Dispute Resolution

10.1 Governing Law

These terms governed by Greek law
Disputes subject to jurisdiction of Greek courts
Mediation preferred before legal proceedings

10.2 Complaints Procedure

Issues should be reported immediately to management
Written complaints addressed within 48 hours
Greek Tourism Organization complaint procedures available

11. General Provisions

11.1 Modification of Terms

Terms may be updated; guests notified of significant changes
Current version always available at www.aurumvillas.gr

11.2 Severability

Invalid provisions do not affect validity of remaining terms
